Starting in the arena of medium-sized homes, we’ll begin with the brand Eccotemp, looking specifically at the Eccotemp 45H-NG.
The NG stands for Natural Gas, however, you can get this same model with Propane if you wish.
As a tankless water heater goes for medium-sized homes, the Eccotemp 45H is a great choice.
A fairly inexpensive choice as well. It’s just about $499. For those shopping on a budget, this is the cheapest on the list of medium-sized homes options.
If you have a standard apartment or small to medium-sized home, this option is great for getting the job done.
Ideal for one or two bathrooms, or a situation with a few hot water appliances running at once.
TECH SPECS
The Eccotemp 45H runs at a maximum of 140,000 BTU per hour and it has a fully automated control system.
It can achieve a maximum of 6.8 gallons per minute (GPM), which is not too shabby for your medium-sized home.
Among the options in this section, it’s the lightest one, weighing only 27 lbs. In fact, with the exception of only one other model, it’s the lightest on this whole list of 10!
Though all tankless water heaters are vastly smaller than traditional hot water tanks, the dimensions of 10 x 29 x 17 inches make the Eccotemp 45H the largest of all the medium-sized home options.
Largest in depth, height, width, and of course, overall cubic inches at 4,930.
But if you’re upgrading from a hot water tank… then this option will still be so much smaller.
Important to note, they do mention that the Eccotemp 45H has been tested at elevations up to 2,000 feet.
Use above 2,000 feet might affect its performance and use is not recommended above 5,000 feet.
On the positive side, the minimum activation flow rate is 0.8 GPM so this model is great for most low-flow appliances.
REGIONAL INFO
Now, it’s of course important to note where you live when deciding on purchasing a tankless water heater.
Knowing the ground water temperature in your region is the main factor.
If you live in areas where the ground water temperature is around 40 degrees Fahrenheit, you’ll be getting around 2.6 GPM.
So, cities far north like Augusta, St. Paul, and Vancouver and other Canadian cities… you’ll be able to run a shower and another appliance at once, whether it’s a kitchen or bathroom sink.

Another great option for your medium-sized home or apartment is the Noritz NR66-OD-NG.
NG stands for Natural Gas, but you can also choose this model to come in Propane.
The cost of this model is about $753, so it’s a good deal more expensive than the last option.
However, it’s still not the most expensive on this list of options for medium-sized homes.
This is another option perfect for a one to two bathrooms situation, whether it be a house, apartment, condo, etc.
It works well in situations when multiple other hot water appliances run concurrently as well.
TECH SPECS
The Noritz NR66 has a 0.81 UEF (Uniform Energy Factor) which is good to note for those of you wanting to conserve energy and money spent in the long run.
A minimum BTU per hour of 15,000 and like the Eccotemp before, a maximum of 140,000 BTU per hour.
This water heater can reach a maximum of 6.6 GPM, slightly lower than the last option, but extremely close.
It’s not as light at 36 lbs. but it’s much smaller in every way!
The dimensions of 6.7 x 20.5 x 13.8 inches actually make it the smallest of the three options for medium-sized homes in depth, height, width and cubic inches, sizing up at only 1,895 cubic inches.
If you’re looking for the smallest possible option for your medium-sized home, then this may be the best outdoor tankless water heater in 2020 for you as it’s much smaller than the others!
Another interesting fact about the Noritz NR66 is the temperature range it provides, which is stated as 100 – 150 degrees Fahrenheit (and can possibly reach up to 160 in some situations).
Most other options on the market max out at 140, but they also typically can go lower than 100.
It also can be adjusted in 5-degree interval whereas there are many options that can be adjusted even in 1-degree intervals.
So, perhaps you don’t get the same accuracy with this option, or the lower temperature if desired… but if you need hot, hot water… then Noritz is a hot, hot choice!
It does have a default maximum temperature of 120 degrees, so you’ll have to make sure to unlock the ability to go higher.

Now, looking to the regions, the Noritz NR66 will give similar results as the Eccotemp 45H, though slightly lower.

So, if you live in the likes of Milwaukee, North Dakota, Toronto or other areas in Canada, you could get one shower going along with another appliance.

The Rinnai RL is said to be perfect for 2 to 4 fixtures running concurrently. Rinnai is an amazing and trusted brand with a lot to offer.
With the perks, does come the cost. About $1120 does make this the most expensive option of the three we’ve reviewed so far.

Let’s note first that the 7.5 maximum GPM is a good deal higher than both previous options.
Rinnai also has comparable 6.5 GPM max options, but the 7.5 gives you some more flexibility and wiggle room. This is nice if either of the last two options seems to fall just a tad short.
The dimensions of 9.6 x 24.3 x 14.04 inches put this option right in the middle for size.
The 3,275 cubic inches makes it noticeably larger than the Noritz but still smaller than the Eccotemp.
